We pay for "wear and tear" which includes most things that require repairs or replacements.
The Tenants pay for damages caused by deliberate acts, negligence, or accidents, whether caused by them, their guests, or unauthorized entry through unlocked doors.
Please check out if you can fix it and, if not, report it immediately since it minimizes costs. There's an old saying, "A stitch in time saves nine."
We always find out anyways when we inspect at the end of your tenancy so you will not avoid paying for something you broke.

What's an Emergency? And What Do I Do?
FIRE --> Vacate (know the best way out, avoid smoke by crawling) and call 911 when safe.
Then call us at 519-886-1414. Do not re-enter until you get all clear.
SMELL ROTTEN EGG SMELL AND NO HEAT --> vacate and call Union Gas at 1-877-969-0999.
PEOPLE FEELING DIZZY WITH HEADACHES --> vacate and call 911
LOSS OF HEAT OR HOT WATER --> Check it out and then call us at 519-886-1414.
NO UTILITIES --> Check it out and, if still not solved, call us at 519-886-1414.
LOCKED OUT --> Call us at 519-886-1414, There is a minimum $25 service charge if we need to come out to unlock the door.
BURST PIPE OR FLOODING --> Turn off the water supply (taps beside toilets, under sinks, on top of water heater in 180 Regina, in the basement at 24 Young for both 24 Young and 58 Regina). Sop up the water with towels. Then call us at at 519-886-1414 and--if no answer-- call the Landlord at 226-750-1987, and-- then as a last resort--call Hammond Plumbing at (519) 894-3222.

How Else Can I Protect My Home?
There are ways big and small to keep your home safe and in great condition:
- Stop thieves and vandals by locking all entry doors and not sharing any door codes.
- In 180 Regina, make sure the exterior doors close behind you.
- Protect any carpets by using furniture coasters.
- Protect the walls by hanging things with adhesives which you know will not leave a residue (you are responsible for any sticky stuff left behind or any holes in the walls or ceiling).
- Let us know if the driveway, parking lot, steps and sidewalks are not cleared of snow in a timely way. Use the extra salt and snow shovel we leave for your use if necessary. Keep trash away from the area snow is cleared since it will damage the snow removal equipment.
- Let us know if there are problems we need to attend to (e.g., exterior or stairwell damage, burnt out lights outside, stairwell lights not coming on when it's dark, the dumpster overflowing, garden needing attention).
- In the winter, keep the thermostat at 20 degrees minimum even if everyone leaves so the pipes don't freeze.
- For insurance purposes, get someone to check on your home if everyone is gone more than 48 hours.
- Do not go out on the roof at 58 Regina except to evacuate in emergencies since it is dangerous and it will damage the roofing material.
- When you notice something wrong check here, and then let us know if the problem persists by submitting a Maintenance Request Form.
Be a Good Citizen
Conserve electricity by turning out the lights; use water carefully; keep the windows closed to save heat and a/c, turn off a/c and fans when you leave; & report dripping taps or running toilets.
Let us adjust the radiators if your room is too hot or too cold so you need not keep a window open. Learn how to use the programmable thermostat.

If you are bothered by unreasonable noise, politely ask other residents to be quiet but, if that does not work, call the non-emergency police line at 519-653-7700 and ask for dispatch.
If you or your guests smoke or vape, smoke or vape outdoors with the door closed and keep the area clean of all butts. If you note other tenants or their friends smoking in the building, call the Region of Waterloo who will issue a ticket.

Talking About Garbage
As soon as the garbage bag is full, seal it and place it in the exterior garbage can (24 Young and 58 Regina) or the dumpster (180 Regina).
Remember to close the garbage can and dumpster’s lids to keep animals out.
Recycling is picked up every week and garbage is picked up at the curb Thursdays biweekly. At 24 Young and 58 Regina, put out everything as soon as 7:00 p.m. Wednesday and as late as 7:00 a.m. Thursday. Get more information about sorting garbage and schedules here and here and here.
In 24 Young and 58 Regina, get the bins in promptly to prevent their loss and store in the designated places (carport for 58 Regina and the north side of the porch away from the driveway for 24 Young)

If items (other than boots on a mat during the winter) are found in the hallway, we will remove them and dispose of them (there is a $50 to clear your landing).

Got a Car to Park?
Both houses have limited free parking which co-tenants can share. If you are not planning on using your parking, contact us to see if we can rent it to residents of 180 Regina.
At 180 Regina, parking spots are rented on a first-come, first-serve basis to RESIDENTS of 180 Regina for their personal use. If there is a car parked in your spot, it is kind if you buzz each apartment and ask if it belongs to anyone there. However, it is always your right to have a parking ticket issued to illegal parkers by the City. From Monday to Friday between 8:30 a.m. - 4:30 p.m. Monday to Friday call the City Bylaw Office. (519-747-8785) After hours, call the non-emergency line of the Police and ask for dispatch (519-653-7700). You must meet the officer and show proof that you have leased the parking space.
Parking is provided by permit by paying in advance (May 1: $100, Sept 1: $200, Jan.1: $200). Refunds will only be provided if the space is rented to someone else.

Your lease is a legal document and your cannot break the lease; i.e., vacate without our agreement. If you want to vacate, we must come to an agreement by you either subletting or assigning your lease to someone agreeable to us.
Rent is paid on the first of each month and can be paid by email transfer, post-dated cheques, or cash or certified cheque delivered to 421 Barrington Lane in Waterloo .
Your rent reflects a 2% Prompt Payment Discount for those who pay on time.
Let us know before the first of the month if a cheque will bounce in order to avoid extrra charges.
NSF Cheques are charged at a rate of $25.
In 24 Young, the furniture provided is not to be removed or rearranged without permission. Extra furniture is only used with the Landlord’s permission. For showings, the house must be presented in the original condition
Formal notice to terminate your lease must be submitted by December 1st (in years one and two of your lease) and at least sixty days prior to the last day of your lease as listed in your lease's term (in year three of your lease).
At 24 Young and 58 Regina, you cannot use air-conditioners, electric heaters, extra refrigerators, freezers, dehumidifiers, or other appliances-- any items which consume electricity and may create a fire hazard--without prior permission.
We have compact fridges we rent for $85 per year (electricity alone is $35/year). Contact us to discuss availability.
